NY Mold & Clean Air Solutions handles the whole job. We scope from the assessment,
contain the work area, remove water-damaged materials and clean what stays. Then we
treat the whole home with VaPURE™ vapor for cross-contamination. An accredited
third-party lab checks the result before we close the job, and our workmanship
guarantee stands behind it.

“I had a great experience with NY Mold solutions. Greg responded quickly to my request for a consultation during which he explained his state of the art technology and how he would treat my house. I felt like he was really going to address the issues in the house, unlike the traditional mold remediators I had experienced before. Greg and his office responded to all my questions before, during and after the remediation. When the process was done, Greg came back the next day to walk me through the problem area treated and to explain again what had been done. I was confident that my mold issue was resolved and I am so pleased! NYmold is really at the forefront of treating mold issues!”

“— HIGHLY RECOMMEND — ⭐️⭐️⭐️⭐️⭐️ I had an amazing experience with NY Mold & Clean Air Solutions! I’m so grateful for everything they did to help us through a very stressful mold situation. From the start, Greg was incredibly thorough and professional. He came to our home, performed detailed air-quality testing, and carefully inspected for mold so we could understand exactly what was going on. He guided us step-by-step, recommending that we have the affected areas removed before fogging. We chose to handle that part ourselves to save money, and his guidance made the process so much easier. He also emphasized the importance of deep cleaning afterward since mold spores can linger in dust, especially post-construction. That advice made a huge difference—the cleaning helped remove so many airborne particles we wouldn’t have thought about. Greg was extremely generous and supportive throughout the entire process (his kindness truly stands out), and when he and his crew came back to fog the home, they took their time and were very meticulous. After the fogging, our home smelled cleaner, felt lighter, and the fact that the solution they use is non-toxic—made from hydrogen peroxide and vinegar—gave us so much peace of mind. I also have to rave about Elyse. She is absolutely amazing! After struggling with mold toxicity and other health challenges, having someone so knowledgeable and compassionate walk me through everything meant the world. She shared helpful resources, recommended air purifiers, dehumidifiers, and supplements, and genuinely listened to my concerns. Her empathy is real—she’s been through the mold journey herself, and it shows in the way she supports and guides others. She has such a big heart, and I’m so grateful for her. <3 I’m also a regular client at their wellness center, Peak Life Holistics, and their red-light therapy has been incredible for helping reduce inflammation and supporting my recovery. Overall, I can’t say enough good things about this company. They are trustworthy, caring, knowledgeable, and truly want to help people get their health and homes back. If you’re struggling with mold, don’t wait—let them help you ditch the mold and feel better too. They’re amazing!”

New York Labor Law Article 32
Have an assessment report? Start here.
New York keeps assessment and remediation apart. A licensed mold assessor inspects the property and writes the assessment and the remediation plan. A separately licensed mold remediation contractor carries out the work. The same company cannot do both on one project, and the assessor returns afterward for the post-remediation assessment. The rules apply wherever the mold covers more than ten square feet.
We are the remediation contractor. Send us the report and remediation plan. We quote against the plan and follow it. No report yet? We can point you to an independent NYS-licensed assessor.
Licensed for the work — NYS Licensed Mold Remediation Contractor, NORMI certified, fully insured.
Quoted against your plan — line by line, so you can compare bids on the same scope.
Documented for your assessor — written work plan, job photos, and the third-party lab results.
Full-Service Remediation
The removal work done properly. Then the whole home treated.
Most companies stop when the water-damaged materials are out and the work area is clean. Mold spores travel, so we pair traditional tear out with full-home sanitization using VaPURE™ vapor for cross-contamination. Few remediation companies do both.
Assessment-led scope
We work from the assessor's report and remediation plan, plus our own moisture mapping. You get the scope in writing before anyone cuts anything.
Containment and negative air
Poly barriers with zippered entries, HEPA-filtered negative-air machines, sealed HVAC registers. The work area stays under negative pressure so nothing drifts into the rest of the property.
Removal and disposal to standard
Water-damaged drywall, insulation, carpet and ceiling tile come out, double-bagged and sealed, and are disposed of per industry guidelines.
Treatment for cross-contamination
After removal, VaPURE™ vapor reaches surfaces, void spaces and the air throughout the property, so the spores that traveled beyond the work area get treated too.
Moisture source fixed, surfaces protected
We correct or refer the leak, humidity or ventilation problem behind the growth. Then the antimicrobial protectant bonds to treated surfaces and inhibits future mold growth.
Lab-verified close-out
Post-remediation air and surface samples go to an accredited third-party lab. You get the written before-and-after report.
Scoping the Job
When we use what.
No two mold problems need the same work. The assessment decides what comes out and what gets cleaned. The whole-home vapor stage runs on every job.
Targeted removal
Porous water-damaged materials come out: drywall, insulation, carpet, ceiling tile and damaged wood. We cut them out inside containment, double-bag them, and dispose of them per industry guidelines.
Cleaning and air scrubbing
What stays gets cleaned. We HEPA-vacuum and damp-wipe hard surfaces, wire-brush framing where the wood needs it, and run HEPA air scrubbers throughout the work.
Whole-home VaPURE™ treatment
The vapor reaches surfaces, void spaces and the air throughout the property, so cross-contamination outside the work area is treated too. The antimicrobial protectant then inhibits future mold growth on treated surfaces.
Every job gets the third column. The first two are scoped from the assessment.
The Vapor Stage
What the VaPURE™ stage adds.
Removal deals with the materials we can reach. Spores travel, so the rest of the
property needs treating as well. VaPURE™ disperses a sterilant as a vapor that
moves through the building, treating mold on surfaces, in wall cavities and HVAC
pathways, and in the air. The active component of the sterilant is on the EPA's
Safer Chemical Ingredients List, and it breaks down into acetic acid,
oxygen and water.
Treats mold on surfaces and in the air
Reaches wall cavities, HVAC pathways and porous materials
Active component on the EPA's Safer Chemical Ingredients List
We remediate offices, retail units, multifamily buildings and single-family homes across Westchester County and the Hudson Valley. Same scope, same containment, same third-party lab verification, sized to the site.
Property managers — written scopes, scheduling agreed in advance, and documentation you can put on file.
Multifamily — we scope unit by unit and contain the work so the rest of the building carries on.
The written report and lab results are yours — useful at sale, lease or turnover.
How a Job Runs
Seven steps, start to finish.
Every job follows the same order. What changes is how much comes out, and the assessment decides that.
Assessment-led
01 Assess and scope
We read the assessor's report and remediation plan, then walk the property ourselves.
Moisture meters and thermal readings show us where water is still moving, so we scope against the source rather than the stain. If you do not have a report yet, we can point you to an independent NYS-licensed assessor.
In writing before we start
02 Written work plan
You see the plan before anyone touches the building.
It sets out what comes out, what gets cleaned, what gets treated, and how the result is checked. We price it against the assessor's remediation plan, so you can compare bids line by line instead of guessing.
Sealed work area
03 Containment and negative air
We seal the work area off from the rest of the property.
Poly barriers with zippered entries go up, HEPA-filtered negative-air machines hold the area under negative pressure, and HVAC registers are sealed. Larger jobs get a decontamination zone at the entry. The crew works in respirators, suits and gloves throughout.
Disposed to industry guidelines
04 Removal and cleaning
Porous water-damaged materials come out. What stays gets cleaned.
Drywall, insulation, carpet, ceiling tile and damaged wood are cut out, double-bagged, sealed and disposed of per industry guidelines. Framing and hard surfaces are HEPA-vacuumed and damp-wiped, with wire-brushing or sanding where the wood needs it, and HEPA air scrubbers run for the duration.
We clean the contents we can clean and tell you plainly about anything we cannot.
Usually a single day
05 Treat the whole home
With the materials out, we treat the whole property.
Our patented VaPURE™ technology, with positive air pressure, disperses our sterilant vapor to reach the places mold and bacteria lurk, treating issues on contact — surfaces, void spaces and the air well beyond the work area, which is where cross-contamination sits. The active component is on the EPA's Safer Chemical Ingredients List and breaks down into acetic acid, oxygen and water. Most homes take a day, and families are usually back the same evening.
Protectant applied
06 Fix the moisture cause, then protect
Remediation does not hold if the water keeps coming.
We correct the leak, humidity or ventilation problem behind the growth, or refer you to the trade that should. Then we apply the antimicrobial protectant, which bonds to treated surfaces and inhibits future mold growth.
Third-party verified
07 Verify with the lab and hand over
We close the job on a lab result.
Workmanship guaranteed: if the post-remediation lab analysis falls short of the standard, we come back and put it right.
Post-remediation air and surface samples go to an accredited third-party lab and are read against the baseline we took before starting. Where the law requires it, your assessor carries out the post-remediation assessment. You get a written before-and-after report to keep.
The Evidence
The evidence behind the vapor stage.
Independent testing sits behind the vapor stage. Here is all of it.

Yes, we are licensed by NYS as a Mold Remediation contractor, certified by NORMI, and fully insured.
If you have water-damaged materials, we set up proper containment and follow industry guidelines for tear out and removal. Porous materials such as drywall, insulation, carpet and ceiling tile are cut out, double-bagged, sealed and disposed of. Framing and hard surfaces are HEPA-vacuumed and damp-wiped, with wire-brushing where the wood needs it.
In addition to proper removal of water-damaged materials, we treat the entire home for cross-contamination. No one else does this — and this is why we have such exceptional and comprehensive results. It is our standard practice on every job, and it is why the lab samples we take at the end cover the whole property, not just the work area.
Yes, on most jobs. New York Labor Law Article 32 requires a licensed mold assessor to inspect the property and write the assessment and remediation plan, and a separately licensed mold remediation contractor to carry out the work. The same company cannot do both on one project, and the rules apply wherever the mold covers more than ten square feet. The assessor also performs the post-remediation assessment. We are the remediation contractor. Send us the report and plan and we quote against it. If you do not have one, we can point you to an independent NYS-licensed assessor.
It depends on the scope. A single-room removal is often one to two days. Whole-home vapor treatment usually takes a day. Larger removals run longer. We tell you the schedule before we start.
Usually not during the removal work, because containment keeps it sealed off from the rest of the property. People and pets do need to be out during the vapor treatment itself, and most families are back the same evening.
Leave as much in place as you can. We clean the contents we can clean and tell you plainly about anything we cannot. Let your technician know about any brass items in the home so we can treat around them.
Post-remediation air and surface samples go to an accredited third-party lab and are read against the baseline we took before starting. You get a written before-and-after report. Where the law requires it, your assessor carries out the post-remediation assessment.
The key is controlling moisture and maintaining a clean, healthy indoor environment. After remediation, we recommend keeping indoor humidity ideally between 35–50%, addressing leaks or water intrusion quickly, maintaining proper ventilation, and keeping your HVAC system and ductwork clean and well maintained. We also encourage periodic inspections of basements, crawl spaces, attics, and other moisture-prone areas so small issues can be caught before they become larger problems.
